It would be better to stay with the direct vent. A tankless system would require more gas which would not be profitable. This is typical in condos.

Which water heater system would be best for my town house condo? Should I replace the 40 gal direct vent natural gas that is in currently in place (18 years old) or go with a tankless system. There are two bathrooms, and the kitchen does not have a dishwasher. What is the rebate from Con ed for the tankless system?

Unfortunately, ConEd does not offer a rebate for tankless water heaters.
ConEd does, however, offer both a $300 indirect water heater rebate and a $400 electric heat pump water heater rebate. An indirect water heater is like a tankless water heater in the sense that it provides hot water on demand and relies on the home's heating system to heat water. However, unlike a tankless water heater, the indirect water heater requires a storage tank. This storage tank stores any heat generated and allows the furnace to turn off and on less often. Therefore, when paired with a high-efficiency heating system, an indirect water can be a very efficient and cost effective way to heat your water.
