I am purchasing a home that was built in 1950. It is 1538 square feet and in need of a new heating and cooling system, hot water tank, and insulation. I want to make sure that each one is as energy efficient as it can be. How should I start? What should I watch out for in each project?

I would suggest that you have an energy assessment first. The assessment is free and will help identify the issues in the home. It will also give you access to the available incentive programs which will help pay for all of the issues you wish to address. For example, you may gain access to a 0 percent interest loan for 7 years up to $25,000 for the heating and hot water system.
